ABSTRACT
PURPOSE
This study investigates construction management strategies for water conservation in residential properties across Bulawayo, Zimbabwe, addressing critical gaps in sustainable water management practices
DESIGN / METHODOLOGY / APPROACH
The research evaluates the effectiveness of technological solutions, behavioural interventions, and policy frameworks through a comprehensive mixed-methods approach. Quantitative surveys were conducted among homeowners in various wards of Bulawayo, analysing patterns of water usage. At the same time, qualitative interviews with construction experts, facilities, property managers and municipal officials reveal key implementation barriers including infrastructure limitations, cost recovery challenges, and behavioural resistance.
FINDINGS
Findings show rainwater harvesting systems yield significant water savings but face maintenance-related adoption barriers, while low-cost behavioural interventions achieve high adoption rates with more modest conservation results. The research provides actionable insights for construction experts, facilities property managers and policymakers, proposing context-specific amendments to local water regulations and establishing benchmarks for urban water conservation in similar climatic regions.
PRACTICAL IMPLICATIONS
Key outcomes include a tiered implementation framework for residential water conservation and contributions to the knowledge of sustainable facilities management. Results will be disseminated through academic publications and international conference presentations to maximise impact. The study offers practical solutions to Bulawayo’s water challenges while providing a transferable model for other water-stressed urban areas in developing contexts.
