ABSTRACT

PURPOSE

This paper examined how inflation affects building material procurement and the timely delivery of public building construction in Nigeria. It examined how smart procurement techniques can be used within the Construction 5.0 framework to reduce inflation-related risks and enhance the completion of public building projects in Abuja, Nigeria.

DESIGN / METHODOLOGY / APPROACH

The study used a structured questionnaire to collect data from construction specialists in Abuja, Nigeria, as part of a quantitative research strategy. Stratified sampling assured representation of relevant professions. 150 questionnaires were distributed, yielding 105 valid responses. Statistical analysis included mean scores, the Relative Importance Index (RII), and factor analysis (PCA).

FINDINGS

It found that inflation greatly impacts procurement processes, resulting in cost swings and quality compromises. It emphasises the importance of smart procurement strategies that are consistent with the Construction 5.0 paradigm in order to improve the effectiveness and resilience of Nigeria’s public sector procurement operations.

RESEARCH LIMITATIONS / IMPLICATIONS

The study’s concentration on Abuja may restrict its generalisability. Future research could expand to other places and include qualitative observations for a more comprehensive picture.

PRACTICAL IMPLICATIONS

It offers practical ideas for implementing Construction 5.0-aligned smart procurement practices which improve timely delivery in Nigeria’s inflation-sensitive public building sector.

WHAT IS THE ORIGINAL / VALUE

It provides a data-driven examination of inflation’s influence on Nigeria’s public construction sector, with practical suggestions for sustainable procurement and timely delivery. It is useful for policymakers, industry stakeholders, and scholars studying building cost management.
